MahaRERA — the Maharashtra Real Estate Regulatory Authority — is one of India's most active RERA bodies, overseeing more than 40,000 registered projects across Mumbai, Pune, Thane, Nagpur, and the rest of the state. Under MahaRERA's framework, delay interest is calculated as simple interest at SBI Highest MCLR + 2% per annum, running from the committed possession date in the registered Agreement for Sale. Complaints can be filed online at maharera.maharashtra.gov.in with a filing fee of ₹5,000. MahaRERA decisions are typically rendered within 60–90 days. The authority strictly considers the date in the registered Agreement for Sale as the binding possession date — verbal assurances or marketing brochures carry no legal weight. If a builder fails to comply with a MahaRERA order, the buyer can apply for a Recovery Certificate enforceable through the District Collector under Section 40.
